Q: Am I responsible for bills?

A: Yes. Rent does not include any bills. Tenants are responsible for all bills: electric, gas, cable, phone, etc.

Q: Am I responsible for lawn maintenance?

A: Yes. However, there should not be much, since it's Xeriscaped. Tenants are expected to keep the beds watered and weeded, so the plants do not die.

Q: What do I do if something breaks?

A: Notify the landlord immediately by phone, particularly if it is something that can cause damage to the home. This home is covered by a home warranty contract, and most reasonable repairs are covered. Tenants may be required to be on site when a contractor needs access for repairs.

Q: What repairs will I be responsible for, if any?

A: Any repairs to the property that are not covered by the home warranty contract, and are due to the tenant's negligence, or abuse of the property. Property will be inspected before move in, and any existing damages noted at that time. Upon move out, tenants are expected to surrender the property in the condition it was in upon move in, clean and free of any belongings or debris.

Q: Can I paint the walls?

A: Tenants are not allowed to paint anything without prior written consent from the landlord.

A: Tenants are not allowed to make any improvements to the property without prior written consent from the landlord.
